Important Notes for Applicants:
1.
We require a non-returnable deposit when a property is
reserved. In the event of non-occupation, this money will NOT
be refunded. Upon occupation of the property the deposit will
be offset against the charges set out in paragraphs 2 and 4.
Contact the relevant office to ascertain the level of this deposit.
2. All prospective tenants will be the subject of a credit search to which they must agree too, and written references are required.
3. With a number of our properties the landlords are not prepared to allow children and/or pets and/or DSS applicants or smokers into their property, please enquire prior to viewing.
4. All
properties are let under an Assured Shorthold Tenancy Agreement.
Ingoing tenants are required to pay for the preparation of the
agreements, unless specifically noted otherwise, by local solicitors.
The approximate cost is £100-£120 (dependant on the level of rent)
and the monies will have to be paid at the time of instructing
solicitors.
5. All new tenants of properties let through Grounds & Co's Residential Property Management Scheme are required to contact the relevant supply companies and the local authority to inform them of the change of occupier and the date of occupation.
6. In all cases a dilapidation's deposit is required against damage to the property, or arrears of rent, this is at a minimum level of £500.00 but is dependant upon the rent level. In addition, the rent has to be paid monthly in advance and on the first day of each month and, therefore, at the commencement of occupation tenants will have to pay as a minimum the deposit and rent and the other charges set out in paragraphs 1, 2 & 4 above.
Please note that this must be in cash, bankers draft or building society cheque (personal cheques will not be accepted unless received at least 10 working days before the commencement of the tenancy).
If Grounds and Co. are managing the property on behalf of the landlord, the deposit will be held by the firm in a separate dedicated Clients Account. This account is non-interest bearing. Subject to the property being left in a similar condition at the termination of the agreement, and there being no arrears of rent, the deposit (or part of it) will be returned to the tenant on vacation of the property. Before returning any deposit Grounds and Co. conduct a final inspection of the property and it is preferred that landlord clients join us on these inspections if possible.
For any disputes regarding a dilapidation’s deposit, please be advised that we are members of The Dispute Service Limited, one of the tenancy deposit schemes trusted by the government under legislation which came into effect on the 6th April 2007. This legislation is applicable to all agents and individual landlords, who must also join an accredited scheme if they are to hold dilapidation’s deposits. 7. For those tenants who will be supported by Housing Benefit, either in full or in part, we will require a Guarantor to join in the lease agreement. This Guarantor will also be the subject of the credit search.
8. Grounds & Co. for themselves, and as agents for their Landlord Clients, reserve the right to refuse any applicant for any property available for rent through Grounds & Co. Residential Property Management Scheme. Grounds & Co as agents for the owners, can not guarantee that the properties will remain available, and they and their landlord clients reserve the right at any time, and without prior notice, to withdraw any property from the market, to amend the rental, or to conclude negotiations for the letting of property without prior notification to any other party who may have received a copy of this leaflet.
